Project Overview

Cylindrical Precision’s property in Waterloo consisted of three heavily deteriorated parking lots totaling nearly 50,000 square feet. The pavement was in advanced distress, with widespread cracking, potholes, alligator cracking, and significant vegetation growth emerging through open seams. In several areas, structural failure was already impacting usability and safety, particularly in zones exposed to frequent truck traffic and loading.

The objective was to stabilize the pavement, correct the worst failures, and restore the lots to a clean, functional condition without full replacement. Given the scale of deterioration, this required an aggressive preparation and repair approach before any surface protection could be applied.

A full assessment was completed to identify high-priority failure zones, load-bearing areas, and crack density across all three lots. From there, a comprehensive revamp plan was developed to address both structural and surface-level issues and bring the site back to a professional standard suitable for an active industrial operation.

What we’ve done

Completed deep cleaning and surface preparation across all three parking lots, including weed removal, mechanical sweeping, industrial blowing, and torching to open and dry cracks prior to repair.

Addressed over 6,000 linear feet of cracking using hot rubber crack filler to prevent further water intrusion and stop vegetation regrowth.

Performed over 1,200 square feet of cut & patch asphalt repairs in the most severely damaged and load-bearing areas, including zones subjected to regular truck traffic.

Corrected potholes and localized failures to restore surface integrity and safe vehicle movement throughout the site.

Prepared all remaining asphalt surfaces and applied a double-coat commercial sealcoating application across the full 50,000 sq ft to protect the pavement and restore uniform appearance.

Re-striped all parking lines and pavement markings to re-establish traffic flow, organization, and site safety.

Transformed a severely deteriorated industrial lot into a clean, functional surface that presents as renewed and significantly extended in service life.
