Manitou Plaza is a multi-tenant commercial property in Kitchener with continuous daily operations and varying access requirements across businesses. The 30,000 square foot parking lot had reached a point where widespread cracking and surface deterioration were impacting appearance, usability, and tenant perception.
The challenge was twofold: rehabilitate a visibly failing parking lot while keeping tenant operations running with minimal disruption. This required close coordination with the property manager as well as individual tenants to understand access needs, peak hours, and critical delivery or customer windows.
Rather than pursuing full replacement, a targeted rehabilitation approach was selected to stabilize the pavement, restore appearance, and extend service life in a cost-effective way. Work was carefully phased and scheduled to maintain access points for specific tenants during designated time windows while completing the project efficiently.
Completed full crack filling across the entire 30,000 sq ft parking lot to address widespread cracking and prevent further water intrusion.
Prepared the pavement surface and applied a double-coat commercial coal tar sealcoating system to protect the asphalt and restore a uniform, durable finish.
Re-striped all parking lines and markings to improve traffic flow, organization, and overall site presentation.
Executed work during night shifts and weekends to minimize disruption to tenants and customer access.
Maintained controlled access points throughout the project to ensure select tenants remained operational during critical hours.
Transformed a deteriorating parking lot into a clean, functional, and visually restored surface that significantly improved the appearance and usability of the plaza.
