No. Many commercial parking lots are structurally sound and can be restored through targeted repairs, crack filling, sealcoating, and re-striping. Full repaving is only recommended when the pavement has reached the end of its service life.
We assess pavement condition, traffic patterns, drainage, and existing failures on site. Recommendations are based on performance and timing—not on selling the largest scope of work.
Most parking lots can be successfully restored as long as the underlying base remains stable and the damage is primarily surface-level. Cracking, potholes, oxidation, and localized drainage problems are usually repairable. Full repaving is generally only required when the foundation has collapsed, the pavement is failing across most of the surface, or structural issues make repairs uneconomical.
We plan work around how each site actually operates.
